Central Avenue consists of four very nice rooms that share a common bath and kitchen. Say Goodbye to the high cost of a Hotel or Motel. Our nice clean rooms with queen size beds are about one third of the cost and you will have a fully equipped kitchen to cook in to save the high cost of eating out. Pictures of the building are below. All Payments Are Cash Only. No Checks or Credit Cards.

What to Bring,
What's Furnished and Other Info There
is a minimum stay of two weeks with a $250.00 deposit. One weeks notice is required when
you leave. If you go over your notice all extra days will be billed @ $25.00 per day or an amount equivalent to one weeks
rent, whicher is less will apply. You
will need to bring your own towels and televisions. I furnish the kitchen with pots, dishes, glasses, cups, silverware,
utensils, a coffee maker, microwave, and a full size range and fridge. Cable is furnished and is in each room. There is a community TV in the kitchen along
with a PC with internet access. This PC is there until wi-fi is installed in February. You will need to furnished your own
computers at this time. The rooms are furnished with
queen size beds, a table, lamp, chair and a dresser or chest. Linens that are furnished include one set of sheets, a comforter
and two pillows. While you are in the room you are responsible for cleaning it. There is a sweeper in the bathroom closet.
You will need to furnish you own cleaning supplies for your room, the kitchen and bath and toilet tissue.There are no laundry
facilities in the building. The laundermat is a few blocks away. Also close by are the post office, Kroger and Save-a- Lot grocery, and the downtown mall area is about eight blocks
east of the building. If you do not have a car there is regular 15 minute bus service during the peak periods of the day.
Someone cleans up the common areas, kitchen, hall, and
bath once a week. You are responsible for cleaning up any messes you make. In the kitchen you must clean up. If you cook you
are to wash your dishes, clean the stove and table, and the sink after your done. Any one caught leaving messes in the kitchen
or bath will be asked to leave. The trash has to be
taken out. Bags are under the sink. The trash goes out back in the alley. Please keep the back door locked at all times. Please be as quiet as possible. Keep your TV turned low. Limit your
guests to one at a time. There will be people working different shifts and sleeping different hours please respect this. Anyone
making noise disturbing others will be asked to leave. If you have any questions please call or email me. I have been getting a lot of questions
about deposits, fees, etc. I have posted a copy of the rental agreement below. I hope this answers some of your questions.
This agreement is for rooms at Central Avenue only SHORT TERM LEASE AGREEMENT This is a legal and binding agreement. Please read carefully before signing. I Richard A Raines,
hereinafter referred to as 'Lesser,' hereby leases to ___________________________________________________________________ hereinafter referred to as 'Lessee,' Room ____________ at 615 Central Avenue Charleston WV
25302. The term shall be on a bi-weekly basis for $________ per period payable in advance
on _______________ of every other ___________ . This lease shall continue until either party gives notice either verbally
or in writing of one week in advance to the other to terminate same. Any extra days past the weeks notice will be billed @$25.00
per day or an amount equal to one weeks rent whichever is less will apply . Failure to give a notice will result in an extra weeks rent deducted from the deposit. Hold-Harmless
Clause. Lessee agrees to indemnify and hold Lesser and the property of Lesser, including said premises free and harmless
from any and all liability, claims, loss, damages, or expenses, including any attorney's fees and/or costs, arising by
reason of the death or injury of any person, including Lessee or any person who is an employee, guest or agent of Lessee,
or by reason of damage to or destruction of any property, including property owned by Lessee or any person who is an employee,
guest or agent of Lessee, caused or allegedly caused by some condition of said premises, the fault of Lessee, or some act
or omission, whether or not negligent or intentional, of Lessee or any person in, on, or about said premises as a guest, licensee
or invitee of Lessee. Key Fee. A $5.00 fee will be charged for each lost key. Lessor has ____ keys Lockouts/Locks.
No charge will be applied if Lesser is on the said premises. A $20.00 fee, will be charged if Lesser is away and has to return
to the said premises to unlock any doors. Occupants / Guests. The following occupants will be permitted
to live in the said premises under the terms and conditions of this rental agreement._____________________________________ No
guests are permitted to stay in the rooms other than an occasional over night visit. Deposit On execution of this lease, Lessee deposits with Lesser
the sum of __________ receipt of which is hereby acknowledged by Lesser, as security for the faithful performance of the provisions
of this lease relating to rent, repairs, cleaning, and compliance to all other items and to be returned to Lessee on the full
performance of those provisions following the termination of this lease. The deposit will be returned to you minus a $50.00
fee. This fee is for cleaning the room, cleaning the carpet, washing the linens and for two new pillows. Of course if you
damage any property you will be responsible for paying for it also. Deposit may not be used towards payment of last months
rent due and no interest shall be paid on the deposit. Lesser will return any balance due of said deposit with any deduction
itemized, any rents due under this agreement or late charges within 20 days to an address given by Lessee. Notices. Lesser declares
and Lessee understands this section to be an explanation of the procedures which will be undertaken pertaining to (a) non
payment or late payment of rent, (b) reports of loud and disturbing behavior by the Lessee or his/her guests, (c) a bad report
from an inspection of the unit, such as uncleanness or damage, or (d) if a pet is found in the unit. A. Rent. Late
rent payments will not be tolerated. If rental payment is not paid by ____________________ a notice
will be posted on the Lessee's door. If Lessee fails to pay the rent a by the end
of the notice Lessee agrees to surrender the property to the Lesser by vacating the said premises immediately.
(Unless written arrangements are made between both parties) If all rent and late charges are not paid and the Lessee refuses
to leave the Lesser will begin a suit in the Kanawha County Magistrate Court to have the Lessee removed from the unit. Lessee
will be responsible for any court fees along with any remaining rent due under this agreement, late charges, theft and damages
etc. B. Only one notice total for loud and disturbing behavior will be given, the second
notice will be for Lessee to move. C. Only one notice total for
uncleanness, the second notice will be for Lessee to move. D. If
a pet is found in the unit the Lessee will be given notice to move. All items covered in the above section “Notices” are considered
a violation of this agreement. If the Lessee is asked to move as a result of non compliance for any of the of above “Notices”
Lesser will have the right to bring suit against the Lessee for financial damages deriving from Lessee’s failure to
comply with this written agreement. Up to and including the full amount due under this lease agreement plus any court cost,
late charges, advertising, or damages to the unit or it’s content. Sole and Only Agreement. This instrument constitutes the sole and only agreement between Lesser and
Lessee respecting said premises or the leasing of said premises and any equipment or personal property subject to this lease
to Lessee by Lesser. It correctly sets forth the obligations of Lesser and Lessee to each other as of its date, and any agreements
or representations respecting said premises, the equipment or personal property subject to this lease, or their leasing by
